Maintenance

Keeping the building itself in good order

Financial administration only holds up if the asset behind it is maintained. We coordinate planned upkeep and reactive repairs through contractors we have vetted and used before.

Two sides of the same job

Planned maintenance, and the calls you can't plan for

Preventative work is cheaper than emergency work every time. We build a maintenance calendar off your 10-year plan, then stay reachable for the failures that ignore the calendar.

Planned

Preventative maintenance

  • Scheduled inspections of roofs, gutters, walls and paving
  • Pump, gate motor and irrigation servicing
  • Fire equipment and emergency lighting checks
  • Repainting and waterproofing cycles budgeted in advance
  • Garden, cleaning and refuse service coordination

Reactive

Repairs and call-outs

  • Plumbing leaks, blockages and geyser failures
  • Electrical faults, DB boards and common area lighting
  • Roof and ceiling leaks after storms
  • Gate, intercom and access control breakdowns
  • Glazing, locks and general handyman repairs

Process

From logged to signed off

Every job follows the same four steps, and every step leaves a record the trustees or owner can see.

01

Log

Owners, tenants or trustees report the issue by phone or email and it is logged against the property.

02

Assess

We inspect, photograph and confirm whether it is common property or an owner's responsibility.

03

Quote

Comparative quotes are obtained from vetted contractors and put to the trustees or owner for approval.

04

Complete

Work is supervised, signed off on completion and the invoice is reconciled against the approved quote.
